The 2005 Greater Phoenix resale home market continued to expand as it moved from 102,115 recordings in 2004 to 110,835 recorded sales. While a new sales record was established, the resale market has been slowing from 10,700 sales recorded in August 2005 to 6,480 sales in December.

With more than 60,000 new home starts last year, the Valley tops the nation’s hottest housing markets in single family construction, according to data released Wednesday by a national research firm.

In light of the higher home prices for single-family homes, the townhouse/ condominium market has had increased popularity for owner-occupied, especially for young and minority households, as well as investors. With 1,770 sales for September 2005, the resale townhouse/condominium market also slowed from 1,975 sales in August 2005, but still above the 1,345 sales recorded for September 2004. The monthly activity brought the Third Quarter 2005 to 5,655 sales, while it was 5,858 sales in Second Quarter 2005 and 4,725 sales a year ago. The 2005 year-to-date is 16,575 units, while it was 14,000 for 2004 year to date. Even with some slowdown in sales activity, the quarterly median home price was $159,000, while it was $113,000 for a year ago. Arizona homes

In the resale home market, the median home price for 2005 was $250,500, a 37.5 percent increase from $174,815 in 2004. For the year, the median home price increased from $194,000 in January to $260,000 for December, a 34 percent increase. For new homes, the median home price increased 29.1 percent from $195,000 in 2004 to $251,795. For the year, the median home price increased from $213,585 in January to $286,825 for December or a 34.3 percent increase.
